State of Massachusetts Director of Core Services in Waltham, Massachusetts

The Department of Developmental Services (DDS) Metro Region is seeking a Program Manager with strong attributes to work with Metro Residential Services. The successful candidate for this position will work primarily with Property Management, Capital Expenses, Repairs, Operations and Oversight of Contracted Services. _Duties and Responsibilities (these duties are a general summary and not all inclusive):_ * Manages the maintenance operation of 29 State Operated group homes in the Metro Region. * Manages all communication with Department of Developmental Services Central Office, housing authorities, Department of Capital Asset Management, and private landlords related to housing issues. * Oversees vehicle needs, procurement, distribution, and maintenance for the agency. * Maintains ADA compliance within the homes (lifts, doors, ramps, paving, alarms). * Assists the Director in all aspects of new program development, including property search, design, site feasibility, floor plans and related construction. * Regular interface with Housing Authorities, federal/state/local/municipal employees, contracts specialists, Office of Vehicle Management, Regional Operations Manager and Metro Region office manager, and law enforcement. * Oversight of all contracted employees work and cost. * Oversight and scheduling of day-to-day maintenance of the 20 locations. * Reports to the Associate Director of Metro Residential Services. * Provides supervision to at least 4 trades workers. * Manage operations to meet OQE standards, Human Rights regulations, behavioral treatment plans and allocation of resources to ensure people are living in safe and secure locations through on-going monitoring of physical plant, and making recommendations for structural and other design changes. _Preferred Qualifications:_ * Property maintenance experience * Full understanding building code, MA. AAB code, MA. MINIMUM ENTRANCE REQUIREMENTS: Applicants must have at least (A) five (5) years of full-time or, equivalent part-time, professional, administrative, supervisory, or managerial experience in business administration, business management, public administration, public management, clinical administration or clinical management of which (B) at least one (1) year must have been in a project management, supervisory or managerial capacity or (C) any equivalent combination of the required experience and substitutions below. Substitutions: I. A certificate in a relevant or related field may be substituted for one (1) year of the required (A) experience. II. A Bachelor’s degree in a related field may be substituted for two (2) years of the required (A) experience. III. A Graduate degree in a related field may be substituted for three (3) years of the required (A) experience. IV.
